Inventory
Everything is gathered: assets, accounts, insurance and debts too. Without a closed inventory there is no way to decide whether accepting is advisable, or in what form.

Title and division
With a will, or with a declaration of heirs, the division deed is drafted and the allocation is signed before a notary.

Tax and registration
Inheritance tax and municipal land tax are filed, and the properties are registered in the name of whoever receives them.
Timescales
Inheritance tax runs to its own deadline from the date of death and an extension can be requested in time. The division itself may move fast or stall: that depends on the heirs.
How it is charged
Fixed fee for the full process where the heirs agree. If the matter ends up in court, a payment on account and fees in stages.
What is not included: Notary, land registry and taxes are not included: they are costs of the estate, not the firm's fees.
